Why invest

Why real estate, and why now.

Real estate is a real asset tied to a basic need. It also carries real risks. Here is how we think about both.

What real estate can offer

  • A tangible asset. You own an interest in physical property, not just a ticker.
  • Income potential. Rental property may produce cash flow, though income is never assured.
  • Different drivers. Local supply, demand and occupancy influence results, not just daily market sentiment.
  • Tied to a need. Shelter is a basic human need, which is the heart of our thesis.

What it cannot do

  • It is illiquid: you generally cannot sell a fund interest quickly.
  • Values can fall, sometimes sharply, and leverage magnifies losses.
  • Results depend on execution: buying well, operating well and financing sensibly.

Why a fund instead of buying a rental yourself

A fund lets you participate in multiple properties without being a landlord, with each property held in its own LLC. It also means trusting a manager. Read about the team and the terms, and see our guide to evaluating a sponsor.
